and 3) applying the model to data from the 2014 and 2020 Korean Housing Survey by housing type, deriving important factors through decision tree analysis, and conducting comparative analyses by time and region. The results of the analysis over time are as follows. 1) The analysis of national data shows that the impact of love and belonging, esteem, and self-actualization needs on residential satisfaction increased in 2020 compared to 2014. 2) The analysis of data by housing type shows that the impact of self-actualization needs on residential satisfaction decreased in detached houses but increased in apartments and multiplex housing. 3) In both metropolitan and non-metropolitan regions, the impact of safety needs on residential satisfaction increased in 2020 compared to 2014. The results of the regional analysis are as follows. 1) The impact of esteem needs on residential satisfaction was more significant in non-metropolitan regions than metropolitan regions. 2) Data analysis by housing type shows that the impact of safety needs on residential environment satisfaction for detached houses was more significant in non-metropolitan regions than in metropolitan regions. The impact of apartments and multiplex housing was more significant in metropolitan than non-metropolitan regions. By providing a more holistic view of what Koreans seek in residence, considering their psychological needs, and providing deeper insights into what influences residential satisfaction in different cultural and socio-economic contexts, the findings of this study are expected to contribute to improving residents' quality of life.; 2) linking factors affecting housing satisfaction to Maslow's hierarchy of needs through an analytical hierarchy process and focus group interviews; Previous research on residential satisfaction factors has focused exclusively on physical attributes, often failing to adequately consider residents' psychological, social, and cultural factors. This study links residential satisfaction factors to modified Maslow's Human Needs through an integrated qualitative and quantitative analysis to address this issue.
